For those who dream of creating their own equestrian haven, opportunities of this scale and potential, in such a convenient Sunshine Coast location, are increasingly difficult to find. Set across 5.12 hectares (12.65 acres) of picturesque, gently undulating countryside, 409 Chevallum Road offers the space, infrastructure and opportunity to create something truly exceptional. At its heart is an impressive 2,200 sqm covered equestrian complex awaiting completion, complemented by established outdoor arenas, stables, fenced paddocks and extensive water infrastructure. Together with a renovated four-bedroom residence and separate one-bedroom cottage, the foundations are in place for an outstanding equestrian lifestyle, dual living accommodation, just minutes from the Sunshine Coast's major centres. Land Privately positioned at the end of a 500-metre easement driveway, the property enjoys a picturesque northerly aspect across gently undulating paddocks and established lawns. Predominantly cleared and well suited to equestrian pursuits, the land features established vegetation along its boundaries, creating an attractive natural setting with excellent privacy from neighbouring properties. The property is divided into approximately ten fenced paddocks, with water and shelters, while a network of gravel driveways provides practical access throughout the holding. Water infrastructure includes a dam equipped with a pump, together with a bore supplying reticulated water to the paddocks. Accommodation The renovated main residence provides comfortable family accommodation with four bedrooms, including a main bedroom with ensuite, together with a versatile sunroom offering flexibility for a home office, creative space or additional living area. Complementing the main residence is a separate, air-conditioned one-bedroom cottage featuring an expansive covered timber deck. This additional accommodation provides welcome flexibility for extended family, visiting guests or those seeking a separate living arrangement. Further improvements include a substantial four-car shed with adjoining carport, providing generous space for vehicles, equipment and the practical requirements of rural property ownership. Equestrian Infrastructure The centrepiece of the property is an impressive, recently constructed equestrian complex comprising approximately 2,200 sqm under roof. Incorporating a partially completed, 60m × 20m covered dressage arena, the substantial structure was originally designed to also accommodate stabling, a tack room, hay storage, wash bays and amenities. Significant construction works have already been undertaken, with further works required to complete the facility. Beyond the covered complex, the property offers extensive established equestrian improvements, including an approximately 65m × 25m outdoor sand arena and an adjoining 20m × 20m training area, both featuring sprinkler irrigation infrastructure. Centrally positioned amongst the paddocks is a practical walk-through stable complex incorporating six existing stables and a wash bay, providing convenient access to the surrounding horse accommodation areas. Approximately ten fenced paddocks, incorporating water and shelters, together with a separate round yard, further enhance the property's functionality and provide a substantial foundation for a wide range of equestrian pursuits. Together, these facilities offer an opportunity to further develop an impressive private equestrian property, with the scale, infrastructure and flexibility to accommodate a purchaser's individual requirements. Location Despite its peaceful and private setting, the property enjoys exceptional accessibility to the wider Sunshine Coast. Located approximately 3km from Forest Glen and just 2km from the Bruce Highway, the property provides convenient access to Palmwoods, leading Sunshine Coast schools, Buderim, Maroochydore and the region's major shopping, employment and lifestyle destinations. Combining substantial equestrian facilities, rural privacy and proximity to the Sunshine Coast's established urban centres, 409 Chevallum Road presents a compelling opportunity for buyers seeking to pursue their equestrian ambitions without compromising on location.
